Project description:
Bollo Lane demonstrates how volumetric construction can transform tightly constrained and technically challenging sites into high-quality, much-needed housing. Surrounded on three sides by rail lines and bordered by a busy TfL Red Route, the site was largely inaccessible for traditional construction methods.
The scheme required careful coordination of mechanical, electrical, and plumbing systems within the plant, landlord and back of house areas. High-efficiency HVAC systems, energy-efficient lighting, sustainable water management, and fire safety services were all integrated off-site and tested prior to installation, ensuring rapid, precise assembly on-site.
The building delivers 84 discounted “pocket” homes and 28 private-sale apartments, all featuring floor-to-ceiling windows, with many units including terraces or balconies. The three-storey base accommodates residents’ lounges with communal seating, games and work areas, as well as 2,000m² of flexible Grade A office space.
