St James Road demonstrates how volumetric construction can deliver buildings with complex massing while integrating advanced building services. The building steps in height between five and nine storeys to respond sensitively to the surrounding streetscape, with each volume carefully coordinated to accommodate MEP systems, including HVAC, drainage, and electrical services, without compromising the architectural design.
The careful integration of mechanical, electrical, and plumbing services ensures the building meets both high performance and sustainability standards, demonstrating how volumetric construction can combine complex form with technically sophisticated building systems.
